Voids Supervisor Location: Kettering, covering Northamptonshire and Cambridge Salary: GBP40,000 + company vehicle Sector: Social Housing Workstream: Voids If you re already working in social housing voids and you re used to keeping a lot of moving parts under control, this could be worth a look. I m working with an established property services contractor looking for an experienced Voids Supervisor to join their team. This is a dedicated voids role, so you won t be bouncing between repairs, planned works and everything else. You ll be looking after a live programme of around 50 to 60 void properties at different stages, making sure the right trades are in the right place, work is moving, standards are being met and properties are getting handed back on time. You ll be covering Northamptonshire and Cambridge, with the office based near Kettering, this isn t a fully office based role, but there is an expectation that you ll spend time with the wider voids team as well as being out on site including sites in Norwich and Nottingham around once a week. What you ll actually be doing You ll be involved from the point a property becomes void right through to completion. That will include: Carrying out initial inspections and identifying what work is neededProducing and reviewing scopes of workUsing Schedule of Rates and SOR codesKeeping on top of weekly WIPMonitoring turnaround times and making sure jobs don t driftCoordinating multi–trade operatives and subcontractorsCarrying out progress and completion inspectionsChecking quality and making sure properties meet the required lettable standardPicking up any additional works or variationsManaging snagging, recalls and remedial workMonitoring contractor and operative performanceWorking closely with schedulers, planners and the wider voids teamKeeping job records and updates accurateLiaising with operational management and client contacts when neededGetting completed properties signed off and ready for handover What I m looking for The main thing is genuine social housing voids experience. You ll probably already be working as a: Voids Supervisor Trade Supervisor Maintenance Supervisor Property Services Supervisor Multi Trade Supervisor You ll need to be comfortable managing several properties at once and keeping track of what is happening across the whole programme. You should also have: Previous experience supervising social housing voidsA good understanding of void refurbishment worksExperience managing operatives or subcontractorsWorking knowledge of Schedule of Rates / SOR codesConfidence carrying out property inspectionsA good understanding of different tradesStrong organisation and workload managementFull UK driving licence A trade or multi trade background would be useful, and qualifications such as SSSTS, SMSTS or a CSCS Supervisor card would be helpful, but the priority is somebody who understands voids and knows how to keep a programme moving.
